Violation is a 5,000 baht penalty for deep cleaning. - No events or parties allowed. - No children or infants (under 2 years old) allowed. - Quiet hours are from 22:00 to 08:00. Please respect the neighbors and keep noise to a minimum during this time. - Please turn off air conditioning when leaving the house for an extended period. - No smelly fruits such as durian, jackfruit, etc. - If you lose your keycard or gate remote, there will be a replacement charge of 500 baht. Other than that, please enjoy your stay!

Contemporary, lively district of Nimman: trendy cafés, specialty restaurants, boutique shops, coworking spaces and small hotels along Nimmanhaemin Road and its numbered sois (Soi 1–17). Close to Maya and One Nimman malls, Chiang Mai University, Ang Kaew reservoir and nightlife strips; good for dining, coffee culture and shopping while still 2–3 km from the Old City moat.

Highly walkable within the Nimman grid (most cafés, shops and restaurants within 10–20 minutes on foot). Short Grab/taxi rides to Old City, Night Bazaar and central Chiang Mai (10–20 minutes depending on traffic). Red songthaews (shared pickups) run along Huay Kaew and nearby main roads; local buses (city lines and shuttle routes) serve Nimman. Bicycle and scooter rentals are widely available; traffic can be congested during peak hours and near CMU events.
